Reach Out to Your VIP Cash Buyers First
Call all of your VIP cash buyers list right away, the ones that have showed they are serious and want properties. Tell them you have a property available for sale and that you will text them the video tour if they are interested. Express that you don’t want to waste their time with a property that may not make sense to them and ask that they watch the video tour.
Copy and save the property address and hyperlink from REI BlackBook Property marketing engine as a text template on your phone for subject property like we do below and text it to them.

Email the rest of your cash buyers list immediately with the email template you set up in the previous lesson.

Mail merge and send letters to cash buyers notifying them of your property for sale.

Place bandit signs in the areas around your house for sale
Place at least 8 bandit signs near the subject property. See the map below. You will want to plan your placement before you get there, it will save you time.
You can place these signs at major intersections leading into or out of the sub divisions and all major intersections within a mile of the home – especially freeway exits. Also consider placing them at the local hardware stores, near schools and any other area of frequent high traffic.

Place adds on the internet

- Meetup Groups etc.

Reverse research
Reverse research all for rent adds in area of your property in your local small newspapers – Thrifty Nickel, Greensheet etc. These landlords will probably be looking for more property.

Call 'For Rent' Signs
Have someone or you can drive the surrounding area of your subject property and call every For Rent sign in the neighborhood where your property is located…these are all buy and hold investors. We also use Voiceshot.com to execute a voice blast campaign quickly to reach all of them in minutes ( Do not miss this one )
