Close the Deal and Get Paid!

In this lesson, we will cover the final steps to closing your deal, and paying your affiliates.

Steps to Closing

Here's a quick punch-list of the steps to closing:

  • Meet buyer for Contract
  • Escrow Deposit Slip Contract
  • Title Company Sends Runner to Pick EMD
  • Schedule Buyer to complete title work
  • Sign Warranty Deed (a-b / b-c)
  • CLOSING - handled by Title Company
  • Pickup HUD and check

Follow Up

Congratulations on finishing your deal!

After the closing, always follow up with both buyer and seller to make sure everything was taken care off as agreed.

Ask your buyer when he or she will be ready for their next deal. Have fun, if you have a good deal selling it is the easy part.

Pay Your Drivers

It's now time to follow up with your drivers and affiliates and cut a commission check. If you need a quick refresher on those last few steps, you can review steps 19-23 inĀ Module 2, Lesson 3.

We now have the title. Just write out the check to affiliates for 10% of net profits as shown on the HUD1 statement. It makes it easier for you and one less thing to do. Affiliates can get paid via a "Marketing Fee" on the HUD.
